The Eades in Walthamstow has become the first development in the UK, to achieve an ‘Excellent’ rating at Post Construction Stage under the Home Quality Mark (HQM), now formally adopted as BREEAM Residential. This milestone sets a new benchmark for quality, sustainability and resident wellbeing in high‑rise modular housing.

Delivered by Tide and Vision Volumetric, The Eades provides 495 build‑to‑rent homes across two towers of 34 and 27 storeys, forming a central part of the wider regeneration of Walthamstow town centre. The scheme was constructed using Vision Volumetric’s offsite manufactured modules, enabling consistent quality, reduced environmental impact and a more predictable delivery programme.

Carbon.Climate.Certified acted as the HQM Assessor for the project, guiding the scheme through the rigorous certification process and validating its performance across categories including energy efficiency, materials, indoor environmental quality, resilience and long‑term operational sustainability.

Achieving an ‘Excellent’ rating at Post Construction Stage demonstrates the strength of Tide’s integrated delivery model and Vision Volumetric’s manufacturing precision. It also reinforces the role of high‑rise volumetric construction in meeting the UK’s demand for high‑quality, low‑carbon homes.

The Eades now stands as one of the Europe’s most advanced residential schemes in terms of verified sustainability performance – setting a new standard for future volumetric developments.
