This award-winning build-to-rent development will bring nearly 500 much-needed homes to Walthamstow and help to revitalise the town centre.

The Mall will consist of 495 one and two-bedroom apartments within two towers of 34 and 27 storeys. Wrapped in glazed terracotta cladding, the towers will form a new landmark for central Walthamstow, and will underpin wider regeneration efforts including a relandscaped town square.

Residents will benefit from a dedicated concierge and spacious floor-to-ceiling heights of 2.5m. Even though the building was designed traditionally, the flexibility of the Vision Volumetric system meant that it was able to accommodate this building and 2.5m floor-to-ceiling heights. Shared amenities include a roof terrace and kitchen/lounge for events, and the buildings will be connected by an expansive entrance space, including a publicly accessible cafe.

The scheme is the first in a £1.5bn build-to-rent joint venture partnership led by Capital and Regional with developer Long Harbour. Long Harbour teamed up with Tide to build the towers based on our long track record of delivering large schemes on constrained urban sites safely, quickly and sustainably. Work on site started in January 2023 and will complete within 30 months. The development has already landed a major award, winning PRS Deal of the Year at Property Week’s 2023 RESI Awards.

Regeneration inbuilt

The plans also include a new step-free entrance to Walthamstow Central Station, children’s play area, landscaped public realm and new trees, alongside improved pedestrian and cycle routes.

Residents will benefit from direct access to Walthamstow Central Station, providing fast connections to Central London via the Victoria line, while new homes and retail will complement each other to create a vibrant new town centre with significantly improved public realm. This is an excellent example of how build to rent development can enhance footfall and diversify uses in town centres.

Minimal disruption

The project is being delivered in a busy area of north London while the neighbouring shopping centre remains open. It is therefore vital that disruption to local businesses and the wider community is kept to a minimum. As 75% of the building is being manufactured off-site in a controlled factory setting, vehicle movements and the number of people working on-site are significantly reduced. Construction is also expected to be completed almost 40% faster.
