Juxon and Sail Street

 

Volumetric techniques were integral to delivering 70 affordable homes and repairing the streetscape on two underused sites in one of London’s most sought-after postcodes.

This pair of brick-clad buildings offers 70 high-quality affordable homes, predominantly to local teachers, doctors, nurses, and other workers priced out of the London market.

Built on the edge of the China Walk estate in south-east London, the scheme has reworked two underused infill sites to enhance the streetscape and better integrate the existing estate within the urban context.

Our volumetric approach meant that both schemes were delivered within a year, with far fewer deliveries and site activity than traditional construction. The weathertight steel-framed units arrived on site with all windows, doors, sanitaryware, fitted kitchens and service connections in place.

Local residents told developer Pocket Living that they were “pleasantly surprised” at the swift process and the way the new buildings have added to the attractiveness of their estate.

Flexible in design

The five-storey blocks have been intelligently designed, inside and out, with shared spaces including enclosed courtyards and roof terraces with views towards the London Eye. Outdoor corridors, veiled in a finely perforated metal skin, protect the apartments from the neighbouring railway, while the apartments themselves have a punched brick facade in keeping with the surrounding streets.
