Volumetric Construction Demonstrates Gateway-Ready Efficiency and Safety

London, UK – 15 October 2025 – Volumetric developer Tide has secured Gateway 2 approval for its 424-bed purpose-built student accommodation development, The Green, in Southall, West London. With this decision, the development becomes the UK’s first volumetric scheme to clear this critical stage of the new building safety process.

Tide secured planning permission for the 23 storey scheme in January 2025. Gateway 2 approval means work can begin onsite immediately. Tide will deliver the project in collaboration with its sister company and offsite manufacturer, Vision Volumetric.

The in-house design and technical teams at Tide and Vision, together with their consultant partners, have been instrumental in navigating this process. They have successfully steered the project through Gateway 2 by leveraging the unique strengths of Tide and Vision’s integrated volumetric construction and offsite manufacturing model.

Looking ahead to Gateway 3, Vision’s advanced factory controls and existing rigorous quality assurance processes will enable the teams to fully document every stage in line with the Building Safety Regulator’s requirements. Each volumetric unit undergoes six independent quality assurance sign-offs before leaving the factory, while every build stage is digitally tracked with scannable QR codes, providing instant access to all relevant documentation.

This disciplined approach further enhances safety and quality, while supporting the golden thread by maintaining a complete, traceable record of the building from factory to site, establishing a clear, replicable blueprint for future Gateway approvals.
