Tide was responsible for several projects at this highly anticipated new neighbourhood, including the marketing suite, high-end apartments and a sensitive historic renovation.

Ten years in the making, the world-class Chelsea Barracks residential masterplan comprises apartments, penthouses and townhouses arranged around seven new garden squares.

In 2016, Tide delivered a 930m² marketing suite, which both showcased the prestigious 12.8-acre redevelopment and highlighted how volumetric construction can deliver apartments of the very highest specification.

In 2019, Tide returned to the site, showing the inherent adaptability of the Vision Volumetric system by adding a second floor to the original building. This enabled us to turn it into four luxury apartments, while retaining a suite for marketing at ground-floor level. The interior was redesigned and new windows sensitively placed within the facade to reflect the new layouts. The second-floor penthouse extension has terraces overlooking Garrison Square, one of the new, Georgian-inspired public spaces integrated into the development.

A sensitive redevelopment

It was critical that the redevelopment works caused minimal disruption, as the marketing suite remained in operation throughout the programme. The speed, efficiency and minimised site work of volumetric construction were therefore key factors in the successful delivery of the project.

London old and new

The redevelopment of Chelsea Barracks opens up a historic site for the first time since the mid-19th century. In total, 40% of the development is public green space and walkways, connecting seamlessly to the existing urban street pattern. Tide was also responsible for restoring and refurbishing the last surviving link to the original barracks of the 1860s. Using our wide-ranging construction expertise, we repaired the fabric and updated the accessibility of the Grade II-listed Garrison Chapel to provide a gallery and social hub for the community.
