Following the successful completion of Tillermans Court, we delivered the second phase of Greenford Quay in just 16 months.
Lyons Dock – phase 2 of the 2,118-home Greenford Quay regeneration project on the banks of the Grand Union Canal – is a six-storey apartment building comprising 251 build-to-rent homes.
These range from studios to three-bedroom apartments, with some including terrace gardens and balconies. A dedicated Energy Centre provides district heating to every home, while the roof incorporates photovoltaic panels.
Lyons Dock had a phased handover as each section was completed, this sequence meant early rentals whilst construction continued through the rest of the site. Due to the minimal disruption volumetric construction brings, residents were not disturbed and meant the practical completion was achieved 12 months earlier, improving IRR.
As one of the largest purpose-built BTR schemes in London, Greenford Quay is a flagship development for this emerging sector, which meant the shared amenities had to be of the highest quality.
Residents benefit from communal courtyard gardens, a roof terrace, a gym and yoga studio, meeting rooms and workspaces, lounges, kitchens and a cinema room. Other facilities include parking spaces, electric vehicle charging points and secure bike storage. This phase of the scheme also includes 1,000m² of planting.
The multi-phase Greenford Quay regeneration project revitalises a 27-acre industrial site that had been derelict for over a decade. The beautifully landscaped public realm includes an amphitheatre, a bridge and a canalside walkway.
The revitalised public realm not only benefits the health and wellbeing of residents, but also plays an integral role in the wider regeneration of Ealing. By inviting the public back into an area that had been closed off for decades, the development reconnects Greenford to the Grand Union Canal. Former routes across the site have been re-established and a historic link to central London has been reopened to cyclists and pedestrians.
Volumetric delivery offers an important advantage on complex multi-phase developments. Because the vast majority of construction takes place off site, it minimises noise, pollution and other disruption to residents who have already moved in to earlier parts of the development. So at Greenford Quay, residents of Tillermans Court could enjoy public spaces such as the central square while Lyons Dock was rising on the other side of the canal.
It’s very aspirational. You can sit in a private cinema without having to spend £50,000 installing one in your house. You can sit on the rooftop, which is probably better than the rooftops that most people will ever have, sit in one of five lounges, which are nicer than any lounge you could ever have, and go to work in one of the workspaces, which are probably nicer than any office you’ll ever have.
The mixed-use waterfront neighbourhood will ultimately include 2,118 new homes in seven main buildings on derelict industrial land, breathing new life into a previously inaccessible stretch of the Grand Union Canal.
